Richmond is where Sugar Land's Muslim community has been overflowing for the last decade — same Fort Bend County setup, newer master-planned communities, lower price-per-square-foot, and a fast-growing Muslim population pulled west by Aliana, Harvest Green, Cross Creek Ranch, and Veranda. Ten years ago, "Richmond" mostly meant the older town center and a handful of legacy subdivisions; today, it's one of the fastest-growing Muslim suburbs in the metro, with newer mosques, expanding halal grocery, and a Pakistani-Indian-Arab-Ismaili demographic that often outpaces Sugar Land in newer subdivisions.

The trade is honest. You give up Fort Bend ISD (Sugar Land's headline draw) for Lamar CISD — solid, improving, with newer high schools serving the master-planned communities, but a tier below FBISD on most rankings. You get further from downtown Houston (35–45 min vs. 25–30 min from Sugar Land) and further from the Hillcroft restaurant strip. In return: more square footage for your dollar, quieter streets, larger lots, and newer construction. For families whose kids will spend their public school years in elementary and middle school anyway, the FBISD vs. LCISD gap matters less than the dollar-per-square-foot gap. That math is what's been pushing the Muslim community west.

The Muslim community in Richmond clusters in a specific subset of master-planned communities, with the older town-center neighborhoods carrying lighter Muslim density.

Aliana (off W Airport Boulevard, straddling the Sugar Land / Richmond line) is one of the most Muslim-dense newer subdivisions in the metro — 2010–present builds, strong Pakistani / Indian / Arab / Ismaili mix, and a price point that beats Telfair and Riverstone (Sugar Land) by $20–$40 per sq ft. The community is large enough that Muslim block parties, Eid carnivals, and informal women's halaqa circles run off the WhatsApp groups for specific Aliana sections. Whether your specific home counts as Sugar Land or Richmond depends on which master-planned section you're in and which school district feeder zone you fall into.

Harvest Green (off Harlem Road, between Mason and Grand Parkway) is the agrihood-themed master-planned that opened in 2014 and has grown into a major Muslim destination — particularly Ismaili, anchored by Harvest Green Jamatkhana inside the community. The development has a working farm with chickens, ducks, and a community garden as its centerpiece, and the trail system winds through the entire 1,300-acre footprint. Builds run $175–$200/sq ft. The Pakistani-Indian Sunni community here is large and active.

Cross Creek Ranch (technically Fulshear, but immediately bordering Richmond off FM 1093) is the newer high-amenity master-planned on the far west — 2010–present builds, multi-pool amenity center, lakes and trails, $175–$205/sq ft. Strong newer Muslim community pulled west by the lower entry pricing and expanding halal grocery.

Long Meadow Farms (off Mason Road, between FM 1464 and Grand Parkway) is the established mid-tier — 2003–2015 builds, $150–$170/sq ft, big enough that the Muslim community organizes Eid prayer at the community amenity center. Good FBISD-edge feeder schools (the eastern end of Long Meadow Farms is in FBISD; the western end is in LCISD).

Veranda (along FM 762, southeast of Aliana) is the newer 2014+ master-planned with a town-square format and farm-to-table-style amenities. Smaller Muslim community than Aliana or Harvest Green but growing.

Bonbrook Plantation (south of Hwy 59 toward Rosenberg) is the more affordable newer option — 2008–present builds, $150–$170/sq ft, draws families looking for new construction at a meaningful discount to Aliana / Harvest Green.

Pecan Grove (off Hwy 59 near the older Richmond town center) is the older established subdivision — 1980s–90s builds, mature trees, $130–$155/sq ft, drawing budget-conscious families and retirees. Smaller Muslim density than the newer master-planned options.

Old Orchard (off FM 359 near Pecan Grove) is similar in age and pricing — 1995–2005 builds, $135–$160/sq ft, mature trees, quieter Muslim presence.

Pricing

Richmond runs roughly $155–$175 per square foot as of 2026 — meaningfully cheaper than Sugar Land, with the gap widening as you move further from the Sugar Land border. Newer master-planned builds in Aliana, Harvest Green, and Cross Creek Ranch push toward $200/sq ft; older Pecan Grove or Old Orchard land in the $130–$155 range.

The property tax math is similar to Sugar Land's — Fort Bend County's effective rate runs 2.5–3.0% of assessed value depending on which MUD covers your specific subdivision. Newer master-planned communities (Aliana, Harvest Green, Veranda) sit on MUDs that add 0.5–1.0% on top of the school-district base rate. HOA fees run $600–$1,300/year. Total taxes-and-fees on a $450,000 newer Aliana home land in the $13,000–$16,000/year range. Older Pecan Grove or Old Orchard homes (post-MUD-payoff) tax somewhat less.

Insurance runs comparable to Sugar Land — Fort Bend saw flooding during Harvey (2017) in older Brazos River-adjacent neighborhoods, but most Richmond master-planned communities sit above the flood line. Always verify the FEMA flood zone on a specific lot. Lot sizes in Richmond's master-planned communities tend to run 10–20% larger than equivalent Sugar Land builds — one of the practical advantages that doesn't show up in per-sq-ft comparisons.

Mosques

Richmond's mosque map covers Sunni, Shia, and Ismaili communities, concentrated along Bellaire Boulevard on the east side and Harlem Road through the master-planned corridor.

ISGH Masjid Hamza (Mission Bend Islamic Center) at 6233 Tres Lagunas Drive is the largest Sunni mosque on Richmond's east side. Anchoring the heavily Pakistani-Arab 77083 ZIP, Masjid Hamza runs daily prayers, full Friday programming, weekend Sunday school, and Eid prayer at scale. The masjid is the social heart of the East Richmond Muslim community.

Darul Quran Masjid on Crabb River Road on the south side carries a more traditional Quran-and-Arabic study programming bent — daily prayers, weekend halaqa circles, and a hifz program for kids on a memorization track.

Masjid Marwaas on Beechnut serves the Bellaire-corridor Sunni community with a smaller-mosque, regulars-driven feel.

Al-Murtaza Islamic Center at 14903-B Bellaire Boulevard is the Shia mosque serving Richmond's Shia community — daily prayers, Muharram majalis, dedicated youth programming, and a steadily growing congregation pulled in from Aliana and Harvest Green.

Harvest Green Jamatkhana on Harlem Road is the Ismaili center inside the Harvest Green community — the daily-practice and community-programming hub for Richmond's Ismaili population.

Islamic schools

Al-Nur School on Bellaire Boulevard is the dedicated full-time Islamic school in Richmond, covering pre-K through 8th grade. It's been a longstanding option for the East Richmond Muslim community and has graduated multiple generations of local Muslim families through middle school.

For high school, families typically commute to Iman Academy SW (Alief, 20–30 min depending on which Richmond subdivision), or look at Houston Quran Academy (Spring) and Hijaz Academy for K–12 options. Most Richmond Muslim families run a hybrid: weekday public school in Lamar CISD or FBISD, plus weekend Quran and Islamic studies at Masjid Hamza, Darul Quran, or another local program.

Public schools

Most of Richmond falls in Lamar Consolidated ISD (LCISD), with the eastern edge in Fort Bend ISD. Niche grades LCISD a B+ in 2026 — solid and improving, with multiple newer high schools built specifically to serve the master-planned community boom.

The Richmond LCISD high schools that matter for home buyers:

  • Foster HS — covers Aliana and parts of newer Richmond. Newer (2007 build), strong AP programming, growing reputation.
  • George Ranch HS — covers Long Meadow Farms, Bonbrook, and parts of the central Richmond corridor. Strong school, sizable Muslim student body.
  • Fulshear HS — covers Cross Creek Ranch and Fulshear-adjacent communities. Newest of the LCISD high schools, opened 2018, modern facilities.
  • Lamar Consolidated HS — older flagship, covers central Richmond and the historic town center.
  • Terry HS — covers Rosenberg and the southern edge.

The eastern slice of Richmond that falls into FBISD picks up the Sugar Land-quality feeder schools — typically Hightower HS on the Missouri City border for parts of the 77083 corridor. FBISD vs. LCISD attendance lines run through the middle of certain master-planned communities (Long Meadow Farms is the textbook case), and a $30,000–$80,000 home-price swing can flip on which side of the line your specific lot sits. Always pull attendance zones before signing.

Richmond's halal scene has grown quickly in the last few years, anchored along Harlem Road, Mason Road, Grand Parkway, and the W Airport Boulevard corridor through Aliana. The lineup leans Pakistani-Indian and Arab / Yemeni, with a strong Thai and Korean fusion presence and a wave of Yemeni coffee shops opening across 2023–2026.

The mainstays: Yum Rise Cafe on Harlem Road is the Thai-fusion standout that locals will tell you to try first — fresh, well-seasoned, with rotating specials. Javed Nihari Restaurant is the destination for authentic Pakistani breakfast and nihari, the kind of place where the broth has been simmering since the night before. Indigo Indo-Pak Restaurant runs a sit-down Pakistani-Indian menu alongside Aliana. Tahini Plus is the Arab / Mediterranean stop on Mason Road. Naan and Kabob on Grand Parkway carries kebabs and Pakistani staples for everyday meals. CM Chicken brings Korean fried chicken halal — one of the few halal Korean spots in the southwest corridor.

For Yemeni coffee — the real growth story of Houston's Muslim cafe scene — Qamaria Yemeni Coffee Co. on Waterview Town Center is the Richmond outpost of the chain that's expanding rapidly across the metro. Mom's Kunafa on Beechnut is the dedicated Yemeni dessert and kunafa stop. For dessert and ice cream, Roll Me Up Ice Cream, Symphony House of Cakes, and House of Chimney Cakes all carry strong followings.

Halal grocery

Richmond carries some of the strongest halal grocery options in the metro — arguably stronger than Sugar Land in butcher quality. The Meat Grinder Market on FM 1464 is the highest-rated halal butcher in the area and one of the best in the metro overall, known for fresh-ground halal beef, in-house marinated meats, and a tight, regulars-driven feel. Prime Bazaar on Grand Mission Boulevard is the newer one-stop carrying halal meat plus full Indo-Pak grocery. Harvest Grocers on Harlem Road serves the Harvest Green / Aliana corridor with halal meat and South Asian groceries. Medina Market on FM 1464 carries Mediterranean, Turkish, and Indo-Pak grocery in one stop — handy when you want zaatar, halloumi, and atta in the same visit.

Beyond the headliners, Richmond carries half a dozen smaller halal meat shops and ethnic grocers along Bellaire Boulevard and Hwy 6, including Texas Grocers, Texas Farm Fresh Halal Meat, Bangla Bazar (Bangladeshi grocer), and Kwality Bazaar.

Parks & activities

Each Richmond master-planned community runs its own internal park, lake, and pool network — Aliana's amenity center, Harvest Green's working farm and trail system, Cross Creek Ranch's lakes and aquatic complex, Veranda's town-square trails — so day-to-day outdoor life mostly happens inside the subdivision. The amenity packages are one of the practical reasons families choose Richmond over older Sugar Land subdivisions: pool access, splash pads, kid-zones, and trail networks come with the HOA dues.

For weekend outings beyond the subdivision:

  • Brazos Bend State Park (Needville, ~30 min south) — the closest state park, with picnic areas, alligator viewing along the lake trails, the George Observatory for stargazing on weekends, and well-maintained hiking and bike trails. Pack a picnic, plan to stay half a day.
  • George Ranch Historical Park — Fort Bend living-history park covering 23,000 acres with restored 1830s, 1890s, and 1930s sites. Strong elementary-school field-trip vibe but worth a Saturday with younger kids.
  • Sugar Land amenities — Sugar Land Town Square, Smart Financial Centre, Constellation Field, HMNS Sugar Land, and Fort Bend Children's Discovery Center are all 15–25 minutes east.
