Living in Stafford & Missouri City as a Muslim
A Muslim home buyer's guide to Stafford & Missouri City: mosques, halal food, Islamic schools, housing, and what to expect.
Stafford and Missouri City sit directly east and south of Sugar Land, and a lot of Muslim families end up here after pricing out Sugar Land. You stay in Fort Bend County, you're 10–15 minutes from Sugar Land's mosques and grocers, and you're closer to the Medical Center and downtown via US-59 and the Fort Bend Toll Road. In return you get more house for the money, especially in Missouri City's older lake communities.
The two places are different. Stafford is a small, mostly built-out city along US-59, with older homes, a lot of commercial land, and its own school district. It has no city property tax. Missouri City is much bigger, and spans 1970s golf-course neighborhoods in Quail Valley, 1990s lake communities around Lake Olympia, and the large newer master-planned communities of Sienna and part of Riverstone to the south. The Muslim community here is smaller and less concentrated than Sugar Land's, so you get less of the "every neighbor is Muslim" effect, but it's spread across both towns.
Popular subdivisions & areas
Sienna (off FM 521 and Sienna Parkway, south Missouri City) is the largest master-planned community in the area and the most common landing spot for Muslim families who want new or newer construction. Builds run from the late 1990s to the present, with lakes, trails, pools and FBISD schools including Ridge Point HS. Our Sugar Land guide covers Sienna too, because many families treat it as an extension of Sugar Land. Masjid Ayesha, an ISGH center on Watts Plantation Drive, serves this side.
Riverstone (Missouri City side) straddles the Sugar Land / Missouri City line off Hwy 6 and University Boulevard. The ISGH Riverstone Musallah is on Riverstone Boulevard, which makes this the most convenient pocket for daily prayers. It's also the priciest part of this hub.
Lake Olympia (off Lake Olympia Parkway, east of Hwy 6) is a cluster of subdivisions built mostly from the late 1980s through the early 2000s around a large lake. Homes are bigger for the money: many sections average 3,500+ sq ft at well under Sugar Land's per-square-foot prices. It's a good fit for larger families who don't need new construction.
Quail Valley (off Cartwright Road and Texas Parkway, north Missouri City) is the original Missouri City neighborhood, built around a golf course in the 1970s and 1980s. It's the lowest price per square foot in this guide, with mature trees and bigger lots, and the trade-off is older systems and roofs.
Colony Lakes and Vicksburg (near Hwy 6 and FM 1092) are mid-priced 1990s–2000s neighborhoods close to the Hwy 6 shopping corridor and a short drive to Sugar Land.
Stafford proper has a smaller housing stock. Pockets like Stafford Run, Colony Lake Estates and Meadow Village range from early-1980s homes to mid-2000s builds, and the draw is location: Brand Lane Islamic Center, Everest Academy and the Murphy Road grocery strip are all within a few minutes.
Pricing
Missouri City averaged about $178 per square foot in 77459 (Sienna, Riverstone, Lake Olympia, Colony Lakes) and about $145 per square foot in 77489 (Quail Valley and the north side) in mid-2026. Stafford's 77477 averaged about $169 per square foot.
Taxes split along town lines. Stafford has had no city property tax since 1995, so a Stafford homeowner pays roughly 1.5% combined (Stafford MSD, Fort Bend County, drainage and HCC), which is one of the lowest rates in the metro. Missouri City homeowners pay city, county and FBISD taxes, and the master-planned communities add a MUD. Sienna and Riverstone typically land in the same 2.5–3.0% range our Sugar Land guide describes, while older Quail Valley and Lake Olympia homes, whose MUD bonds are often paid down, tax less. See Houston Property Taxes, HOAs & Homeowners Insurance for how MUDs work.
On flooding, check every lot. Flood risk here varies by section rather than by town: Sienna sits behind levees along the Brazos, and older neighborhoods near Oyster Creek and other drainage channels have their own histories. Pull the FEMA flood zone and the seller's disclosure before you make an offer.
| Subdivision | Year built | Cost per sq ft |

| Riverstone (Missouri City side) | 2007–2020 | $200–$235 |

| Colony Lakes / Vicksburg | 1990s–2000s | $150–$175 |

| Quail Valley | 1970s–80s | $130–$160 |

Mosques
Our directory has three centers in this hub, plus one ISGH center we're still adding.
Brand Lane Islamic Center (Masjid As-Sabireen) on Brand Lane in Stafford is the main Sunni masjid here, run by ISGH, and shares its campus with Everest Academy. It's the jum'ah default for Stafford and north Missouri City.
ISGH Riverstone Musallah on Riverstone Boulevard is a smaller musallah serving Riverstone and the Hwy 6 side of Missouri City for daily prayers.
Stafford Jamatkhana on Corporate Drive serves the Ismaili community.
Masjid Ayesha (ISGH) on Watts Plantation Drive serves Sienna and south Missouri City.
Because the list is short, many Missouri City families also pray at Maryam Islamic Center in Sugar Land, roughly 10–20 minutes away depending on where you live. Shia families typically go to Ali Center on W Bellfort or to Al-Ghadeer and IPF on S Course Drive in Alief, both around 15–20 minutes from Stafford.

Islamic schools
There's one full-time Islamic school in this hub. Everest Academy on Brand Lane in Stafford opened in 2005 on the Brand Lane Islamic Center campus. It's a long-established Sunni school known for strong academics and Quran competitions, and it now runs from pre-K into high school.
Other options are a drive. Iman Academy Southwest on Hwy 6 in Alief (K–12) is about 15–20 minutes from Stafford, and Maryam Islamic Center's full-time school in Sugar Land is 10–20 minutes from most of Missouri City. Al-Hadi School on Richmond Avenue is the Shia option, about 20–25 minutes away. For the full list, see Islamic Schools in Houston.

Public schools
Missouri City is in Fort Bend ISD, which Niche grades A. School quality varies more here than in Sugar Land, so the specific zone matters:
- Ridge Point HS (Sienna) and Elkins HS (Lake Olympia, parts of Riverstone and Colony Lakes) both carry Niche A grades and are the zones most Muslim buyers target.
- Hightower HS (Niche B-) and Marshall HS serve much of north and central Missouri City, including Quail Valley.
Stafford has its own district, Stafford Municipal School District, the only municipal school district in Texas. Stafford HS carries a Niche B-, while its STEM Magnet Academy rates A-. Some Stafford-address homes are actually zoned to FBISD, so confirm the district for any specific house.

Halal restaurants
Halal status is based on each business's own representation and may change without notice. We do not independently verify halal claims and take no responsibility if a restaurant changes its sourcing or menu. Always verify directly with the restaurant before dining.
Stafford and Missouri City don't have Sugar Land's restaurant depth, but there are a few clusters worth knowing.
In Stafford, 867 Dulles Avenue (just off US-59) has Chatkhara Grill, Smittys Cali Smoke Halal BBQ, Cillie's Cakes and Empress Market in one center. Karahi Point on the Southwest Freeway is the karahi specialist, and our Pakistani & Indian roundup calls it one of the places built around karahi as the flagship dish. Stafford Kabab and Grill on S Main is the smaller Pakistani option. Cafe Khalifa on Murphy Road is the late-night coffee and hookah stop.
In Missouri City, the Hwy 6 corridor has Truboy BBQ Market (halal Texas barbecue), Mazajj Organic Coffee and halal outposts of Dave's Hot Chicken and Layne's. Crêpelicious on Lake Olympia Parkway covers dessert. A few more halal spots on Dulles Avenue in Missouri City, including Sophia's Cafe and Thai Halal Bistro, are filed under our Sugar Land listings because they sit on the line.
For bigger sit-down Pakistani and Arab meals, most families drive 10–15 minutes to Sugar Land's Hwy 6 strip or to Alief's W Bellfort and Wilcrest corridor. Aga's on Wilcrest is about 15 minutes from Stafford.

Halal grocery
We list three halal grocers in this hub, all in Stafford. Murphy Road near US-59 is the South Asian grocery strip, with New India Super Market and ManPasand Supermarket a few doors apart. Empress Market at the Dulles Avenue center rounds it out.
Missouri City doesn't have a big halal grocer of its own in our directory. Families on the Sienna and Riverstone side usually shop Sugar Land's Spice Bazaar, Desi Brothers and Awami Bazaar, 10–15 minutes away, and drive to Phoenicia on Westheimer (about 20–25 minutes) for Arab and Mediterranean staples.

Parks & activities
Sienna and Riverstone have their own trail, lake and pool networks, so newer-community families get a lot through the HOA. Outside the subdivisions:
- Buffalo Run Park in Missouri City: the area's largest park, with an amphitheater, splash pad, trails and sports fields.
- Community Park in Stafford: playgrounds, a pavilion and open fields.
- Quail Valley golf and the city's trail system in north Missouri City.
- Stafford Centre: performing-arts venue that hosts concerts, school events and community programs.
- Brazos Bend State Park in Needville, about 30 minutes south of Sienna: lakeside trails, alligator viewing and the George Observatory.
Sugar Land's Town Square, Constellation Field and HMNS Sugar Land are 10–20 minutes away. See also Best Parks in Houston by Neighborhood and Best Weekend Activities for Muslim Families in Houston.
Find a real estate agent in Stafford & Missouri City
This hub has two school districts, a city with no property tax next to a city with MUDs, and FBISD zones that range from A to B-. A Muslim agent who knows which Missouri City streets feed Ridge Point or Elkins, and how far each one is from Brand Lane or Maryam, makes the search a lot shorter. We don't have agents listed for Stafford & Missouri City yet, so use the match form below and we'll connect you with an agent who knows the area.
